Carpet Cleaning vs Replacing Carpet: Which Saves More Money?

When carpet starts looking tired, the instinct is to price a replacement. It's worth running the arithmetic first, because the gap between the two options is much wider than most people assume - and the deciding factor usually isn't money at all, it's whether the carpet's fibre is still structurally sound.

The numbers

Professional cleaning in Melbourne typically runs $35 - $60 per room, with most operators applying a minimum call-out of around $120 - $150. A three-bedroom home with a lounge and hallway generally lands somewhere between $180 and $350 for the whole job.

Replacement is a different order of magnitude. Supply and installation, including underlay and removal of the old carpet, generally runs $45 - $110 per square metre depending on fibre and quality. Carpeted areas in an average three-bedroom home come to roughly 70-90m², which puts a full replacement in the $3,500 - $9,000 range - plus moving furniture, and a couple of days of disruption.

So a single clean is broadly 1-5% of the cost of replacing. Even cleaned twice a year for a decade, you'd spend well under the price of one new carpet.

The part that matters more than the price

Cleaning isn't only cosmetic - it's what determines how long the carpet lasts. The main cause of carpet wear is not footfall by itself; it's the dry, gritty soil sitting at the base of the pile. Every step grinds those particles against the fibre like fine sandpaper, cutting and scratching it. Scratched fibre scatters light differently, which is exactly why traffic lanes look dull long before they look worn.

That damage is permanent and cumulative. Removing the grit on a regular schedule is the single most effective thing you can do to keep carpet serviceable, which is why most manufacturers specify professional hot water extraction every 12-18 months, and why several make documented professional cleaning a condition of the warranty.

When cleaning is clearly the better call

• The carpet is under about ten years old and the pile still has its twist
• The problem is appearance - traffic lanes, general dulling, spots and marks
• There's odour, but it's confined to identifiable areas
• You're preparing for a rental inspection, a pre sale clean before the property goes to market, or a new tenant
• You're not sure - cleaning first costs a couple of hundred dollars and tells you what you're actually dealing with

When replacement genuinely wins

• The fibre is worn out. If the pile is matted flat and the yarn has lost its twist in traffic areas, that's structural. Cleaning can lift crushing; it cannot rebuild a fibre.
• Delamination. The backing has separated - you'll feel ripples or a soft, loose area underfoot. Not repairable by cleaning.
• Widespread contamination in the underlay. Long-term pet urine that has soaked through across multiple areas, or flood or sewage water. Isolated spots are treatable; a saturated underlay across a room usually isn't worth chasing.
• Mould through the backing. Common in poorly ventilated, humid coastal homes. If it's grown into the backing and underlay, replacement of that section is the correct answer.
• It's 15-20 years old and you don't like it. A perfectly rational reason. Just don't confuse it with a cleaning decision.

The sensible sequence

Clean first, then decide. A professional clean costs a small fraction of replacement and removes the ambiguity entirely - plenty of carpets people had already written off come up well enough to run for another five years. If it doesn't come up, you've spent a couple of hundred dollars to make a several-thousand-dollar decision with actual information. And if you are replacing, cleaning the old carpet first still makes sense when you're selling or leasing before the work happens.
